This was a challenging project that came to life just before the summer started. We made color selections in 1 week for the entire project and had the entire job bought out within 1 week of being awarded the project. The biggest challenge on this project was going from 30 year old ACT ceilings to exposed ceilings. We were faced with all sorts of utilities that needed to be removed/relocated to give us a nice clean look at the end. We quickly worked through some different options to add some additional sheet rock that extended up to the deck to hide the areas we were not working in. We also had to coordinate with an outside contractor that was supplying the millwork for this project directly through Stratford. We worked together with Russell Meeks to overcome some design issues with the ductwork and flooring layout as a team. We also made a switch from fabric duct to metal duct, and redesigned the HVAC system at the very beginning of the project to meet the deadline. We were able to return $20,000 from contingency back to the owner. The success of this project will lead to future projects on the campus and we are looking forward to a long relationship with Stratford.
The schedule on this project was tight from day one. We had 8 weeks to completely gut and rebuild this area. We managed to get started on time and finish a couple days early prior to students arriving back at school. We were able to maintain the project budget along the way. The change orders that were written were owner requested items. We were able to accommodate $130,000 worth of extra work into our tight schedule to make the space functional for the end user.
